Our fiduciary responsibility will be to the tenant and this will be better than working with several brokers that are in many cases only showing you their properties. The listing broker is working for the landlord and their fiduciary responsibility is to the landlord and not the tenant. We will work with our client to determine ideal space requirements and efficient space utilization. We also perform an in-depth market analysis to identify any and all opportunities that could potentially meet the client’s requirements from a financial, operational and qualitative perspective.
Once a space suitable to the tenant is identified, we will assist in the preparation of a “Letter of Intent” to a selected landlord. The Letter of Intent is non-binding and will be used to identify all the important business points and will serve as a road map to a lease negotiation. We will work in negotiating a lease, while working with the tenant’s attorney in the closing process.
